There is not much difference between foreigners buying houses and Canadian residents buying houses, and even the bank interest rates they enjoy are the same as those for domestic residents.

According to the Citizenship Act of the Canadian federal government, non Canadian residents are also allowed to purchase, own, and sell real estate, subject to the same regulations and conditions as Canadian residents or citizens. However, the law also grants provinces the power to restrict the purchase of land by non citizens, non permanent residents, or companies and associations controlled by them.

First, foreigners need to open bank accounts in Canada. Since it’s a loan to buy a house, you have to make monthly payments. Without a bank account, you can’t pay the loan principal and interest. Although major commercial banks in Canada have branches or offices in China to assist with account opening, such accounts typically need to be activated within Canada before they can be used for payments.
Secondly, foreigners cannot have bad credit records in Canada. Many non residents of Canada who study or work abroad have been studying and working in Canada for many years, and if they have a bad credit record, it is difficult to successfully apply for a mortgage loan. Foreigners can have no credit record in Canada, but can not have a bad record. Therefore, regardless of whether you are a Canadian resident or not, it is necessary to maintain a good credit record and develop good habits of paying credit card bills and various utility fees on time.
Third, foreigners need to have enough down payment. Non Canadian residents can apply for mortgage loans at some financial institutions in Canada, but the down payment ratio is usually higher than that of Canadian residents. Non residents who hold work visas and have income are exceptions, and such applicants can apply for a mortgage loan of up to 90% of the house price. Non residents without income may apply for a mortgage loan of up to 65% of the house price.
Fourth, foreigners can authorize relatives or friends in Canada to complete mortgage loans. Fifthly, foreigners need to manage and arrange Canadian bank accounts. In real estate transactions, there are two important steps that require withdrawing funds from a bank account: one is to pay a deposit for buying a house, and the other is to pay the remaining down payment before the transfer of property rights. Some homebuyers holding visitor visas are unable to stay in Canada until property delivery, so they need to make arrangements with the bank in advance to smoothly complete the transaction when payment is required.
Sixth, when selling real estate, non residents and residents have different taxes. If residents meet the conditions for major public housing units, capital appreciation during the sale of the property can be exempted from taxes, while non residents cannot enjoy this preferential condition, which requires the payment of asset appreciation tax, generally ranging from 30-40%.

Although the Canadian government provides many preferential policies for new immigrants to buy a house, buying a house, although considered an investment activity, does not meet the requirements for Canadian investment immigration. The age requirements for accompanying children in Canada are relaxed, and the immigration department will lock the age when receiving complete documents. The Royal Mounted Police also issued a statement on Monday, warning people not to fall into the “speeding ticket SMS scam” after receiving a large number of calls about speeding messages in school districts.
The staff of the Enterprise Accounting Services Department of the British Columbia Department of Finance issued a warning to the website, warning people that payments can only be made on www.pay.gov.bc.ca.
A spokesperson stated, ‘Malicious actors have created an identical fake website that may steal personal and/or credit card information.’ ‘We have recently discovered phishing scams targeting PayBC users.’.
The department stated, ‘Please be alert to phishing attempts. Do not click on unfamiliar links received via SMS or email that require you to provide personal or credit card information.’.
The fake website claims that the total amount payable is 20.38 Canadian dollars, but this amount does not match the amount of speeding fines.
In British Columbia, the minimum penalty for speeding within a school district is $196 CAD.
If the SMS receiver is deceived, not only may they lose money, but they may also fall into more scams due to the leakage of personal information and phone numbers.

The Highway Traffic Law prohibits riding bicycles on pedestrian crossings.

Drive off the road
According to the Highway Traffic Law, motor vehicle drivers are not allowed to leave the lane and overtake.
Except for the following situations:
Overthrowing another vehicle on the paved shoulder to the right, and the overtaking vehicle has issued a left turn signal;
Under the guidance of the staff, overtake from the right side of the road maintenance vehicle or road construction machine and proceed safely.
Use specific lanes
According to the Ontario Highway Traffic Act, slow-moving vehicles must drive on the right side of the road.
Vehicles traveling at speeds lower than normal must drive in the right-hand lane or as close as possible to the right-hand curb or edge of the road.
Offenders may be fined between 150 yuan and 1000 yuan.
Drive across the sidewalk
According to the Highway Traffic Law, when a pedestrian crosses the road at a pedestrian intersection, the driver of a vehicle approaching the intersection must:
Stop before entering the intersection
Do not overtake vehicles that have already stopped at the intersection
Do not enter intersections when pedestrians are on the road
Violation of this regulation can result in a fine of 300 to 1000 yuan for the first offense, and a fine of 500 to 1000 yuan for each subsequent offense.
